Selling a property, some shares or a business and not sure what you’ll owe? Digitax can help. We’re a Colchester based accountancy practice supporting individuals, landlords, company directors and business owners across the UK with Capital Gains Tax calculations, reliefs and HMRC reporting. We work out what’s taxable, claim the reliefs you’re entitled to, and get everything filed on time including the 60-day deadline that catches a lot of people out on property sales. If you’re also filing a Self Assessment tax return, we can handle both together.
Capital Gains Tax Advisers
Digitax helps you work out whether a sale or disposal actually triggers Capital Gains Tax, what your bill looks like once reliefs and your annual exempt amount are applied, and how to report and pay it correctly. That might mean a straightforward share sale, a second property, or a business disposal with Business Asset Disposal Relief in the mix. We explain your position in plain terms before anything’s filed, so there are no surprises.
Our Capital Gains Tax Services
Every disposal is different, so we base our advice on your actual circumstances rather than a one-size-fits-all answer. Below are the two areas clients ask about most and if you need help with your Self Assessment return or corporation tax alongside a disposal, we handle those too.
CGT on Property Sales
We calculate the gain on a sale of a second home, buy-to-let or inherited property, apply any Private Residence Relief you're due, and prepare and submit your 60-day CGT return so you don't miss HMRC's payment deadline.
CGT on Shares & Investments
We work out gains across share portfolios, fund disposals and other investments, apply your annual exempt amount correctly, and make sure the figures feed through cleanly into your Self Assessment return.
Why Choose Digitax for Capital Gains Tax in Colchester?
We keep CGT straightforward. You get a named contact who understands your situation, calculations that are checked before anything’s submitted, and clear answers about what you owe and when it’s due not jargon. Getting started is simple: a free consultation to go through the disposal, we work out your liability and any reliefs available, then we prepare and file the return. We’re based in Colchester and see clients face to face across Essex, but most of our CGT clients are supported remotely across the UK.

FAQ About Capital Gains Tax
Do I need to pay Capital Gains Tax?
You may owe CGT if you’ve sold or given away an asset such as a second property, shares, or a business for more than you paid for it. Each individual has a tax-free annual exempt amount of £3,000 for 2026/27, so only gains above that are taxed. We’ll check your figures and confirm whether anything’s actually due.
What are the current CGT rates?
For 2026/27, gains are taxed at 18% within your basic rate band and 24% above it, for both property and shares the rates were unified from 30 October 2024. Which rate applies depends on your total income plus the gain, not the gain alone.
How much is the CGT allowance?
The annual exempt amount is £3,000 per person for 2026/27. It resets each tax year and can’t be carried forward, so unused allowance is lost if you don’t use it.
How quickly do I need to report a property sale?
UK residential property gains must be reported and paid to HMRC within 60 days of completion, separately from your annual Self Assessment return. Missing this deadline can mean penalties and interest, so it’s worth getting the figures to us as soon as a sale completes.
Can I reduce my CGT bill?
Reliefs such as Private Residence Relief and Business Asset Disposal Relief can reduce what’s owed, depending on the asset and your circumstances. Timing disposals across tax years to use more than one annual exempt amount can also help. We’ll talk through what applies to you.
What is Business Asset Disposal Relief?
It’s a reduced 18% CGT rate (from 6 April 2026) on qualifying gains when you sell all or part of a trading business, up to a £1 million lifetime limit. Conditions apply around your shareholding and involvement in the business, so it’s worth checking eligibility before you sell.
Do I still pay CGT if I'm a non-UK resident?
Non-residents are generally liable to CGT on UK property and land, with its own reporting rules and deadlines. We can advise on your position and handle the reporting if this applies to you.
Can you help if I've already sold something and haven't reported it?
Yes. We can work out what’s owed, prepare the return and manage the submission to HMRC, even if the 60-day window has already passed.
